Zirakpur rentals: the yield is real, the paperwork is not always

Highway-facing commercial gives the best gross yield we see anywhere on our board. Then you read the completion certificate.

Zirakpur is the strongest rental market in the tri-city and the one where we decline the most instructions. Both of those facts have the same cause.

The yield

Airport road and the Ambala highway carry genuine commercial demand. Showrooms and fitted offices let within weeks, and gross yields run comfortably ahead of anything in Mohali or Kharar.

The problem

A large share of what is marketed here as commercial carries residential sanction. The building is let, the tenant is paying, and the municipal record says something else entirely. That works until it does not — at refinancing, at resale, or when the council acts.

What we check, in order

  1. The sanctioned use on the municipal record, not the brochure.
  2. The completion certificate, and whether the built structure matches it.
  3. The compounding position where it does not.
  4. Whether the existing tenancy is registered and assignable.

If the first two do not clear, we say so and step away. A yield calculated on an unsanctioned building is not a yield, it is an exposure.
