RACOHOMeet the desks

People, not a call centre.

RACOHO advises on property across two states that do not share a land law. We work them from two desks, because pretending one team can cover both is how files go wrong.

Why there are two desks

Punjab and Himachal are not interchangeable markets with different scenery. The land law itself changes at the border. Stamp duty differs. Who may hold agricultural land differs — in Himachal, Section 118 means a non-agriculturist needs state permission, and that single provision decides whether a purchase is possible at all.

The sanctioning authority differs too. GMADA and GLADA in the tri-city, municipal councils at Zirakpur and Kurali, HP Town and Country Planning in the hills, the Cantonment Board at Kasauli, and the BBN Development Authority across the Baddi belt. Each has its own sanction, its own compounding route and its own idea of a legal approach road.

So we run a Punjab desk from Mohali and a Himachal desk from Hamirpur. A town belongs to a state, a state belongs to a desk, and the desk owns every enquiry from that town’s pages. That is an operational fact rather than a piece of branding: it is how the person who calls you back already knows your tehsil.

How we work

Three steps, and we do not skip the third

  1. 01

    Understand the brief

Budget, use, timeline and who signs. What the property has to do decides the town as much as the budget does.

  2. 02

    Shortlist and verify

Options checked on title and price before you see them. Anything that does not clear is removed, not shown with a caveat.

  3. 03

    Close and hand over

Registry, mutation and keys — tracked to completion, because a signed deed is not the same as your name in the record.

What we are good at

We do not compete with national portals on inventory volume. We compete on knowing the revenue records.

  • Title and revenue records
  • Hill land feasibility
  • Corporate leasing
  • Valuation reports
  • NRI representation
  • Registry and mutation

Punjab and Himachal Pradesh · 10 towns

Where a state requires the registration to be printed on listing material, it appears on the listing page itself.

Where we work

Deliberately short. Local knowledge does not scale by adding pins to a map — everything worth knowing about a town takes years to learn and does not transfer to the next one.

Talk to the desk that covers your town

One advisor stays with you until it is done. Comparisons and site visits cost nothing.
