What this covers

A brief before a shortlist

We start with what the property has to do — live in, hold, let, or run a business from — because that decides the town as much as the budget does. Most people arrive fixed on one town and buy in another once they have seen the rate difference for the same drive.

Verification before viewing

We read the jamabandi and the mutation chain at the tehsil before you see a property, not after you like it. Anything that does not clear is removed from the shortlist rather than shown with a caveat.

Price from deals, not portals

We benchmark against transactions we watched close on that street. Two lanes apart can differ by 15%, and a portal average across a town will not tell you which side you are on.

The state-specific question, first

In Himachal that is Section 118 — whether you may hold the land at all. In Punjab it is GMADA or GLADA sanction and whether the plot is registrable. We settle it before you pay a token, not after.

How the engagement runs

Scope and fee are agreed in writing before any work starts, and you get a short status update every week.

  1. 01

    Brief

Budget, use, timeline and who signs. Forty minutes, usually on a call.

  2. 02

    Shortlist

Three to six options, each with the title position and a price view already written down.

  3. 03

    Visits

Grouped into one trip per belt, driver included. They cost nothing.

  4. 04

    Offer and token

We negotiate, then put the landed cost — price, duty, registration, corpus — in writing before anything is paid.

  5. 05

    To completion

Handed to the registry desk and tracked until the records read your name.

Included as standard

  • Requirement brief and budget mapping
  • Title and revenue record verification
  • Rate benchmarking against recent deals
  • Negotiation and token/agreement stage

Who does this work

The desk covering your town. A town belongs to a state and a state belongs to a desk, so the person who replies already knows the tehsil your file will be registered at.

03 · Rent & Leasing

Sanctioned use and CLU checked first, tenants actually vetted, and agreements written for the exit as well as the entry — one flat in Zirakpur or a corporate mandate across the Baddi belt.

Lease a space →

04 · Property Management

Rent collected, tenants handled, dues paid and the building watched — for a second home in Kasauli or Shimla and let-out property across the tri-city, with dated photographs after every visit.
