Selling & Disposal
An asking price built from deals that actually registered, buyers screened before they arrive, and negotiation carried to the sale deed — including inherited and jointly held property where the mutation was never completed.

What this covers
An asking price you can defend
We give you a range with the comparable transactions behind it, and we will tell you when your number is above what the street is doing. A property that sits unsold for eight months ends up taking less than it would have on day one.
Buyers screened before they arrive
We brief buyers properly before a site visit, so the conversations start serious. That matters more for an occupied home than for a plot — you are not opening your house to browsers.
Inherited and jointly held property
The hardest part of most sales here is not the buyer, it is the co-owners. We work through the succession record, get every signatory identified early, and keep the family conversation separate from the negotiation.
The tax position flagged early
Capital gains, indexation and the reinvestment windows are your accountant's call, but the timing is lost if nobody raises it until after the sale. We raise it at the start.
How the engagement runs
Scope and fee are agreed in writing before any work starts, and you get a short status update every week.

03
Market
Distributed to our own buyer list first — a good share of what we sell never reaches the site.
04
Negotiate
We hold the price where the evidence supports it and tell you when it does not.

Who does this work
The desk covering your town. A town belongs to a state and a state belongs to a desk, so the person who replies already knows the tehsil your file will be registered at.
