You get dated pictures of what we actually found, not a note saying everything is fine. For a house you visit twice a year that is the whole service.
An occupied caretaker quarter beats a lock
In the hill towns the thing that protects an empty house is somebody living on the plot. Where a property has a caretaker arrangement we manage it; where it does not, we will tell you it is the first thing to fix.
Dues nobody chases
Property tax, electricity, water and society maintenance. These are small amounts that become expensive when they lapse for three years and a connection is cut.
Weather, not just wear
Himachal properties fail at the roof, the retaining wall and the drainage, in that order. Our inspection checklist is built around monsoon and winter rather than around a generic snag list.
