What this covers
Built for the out-of-state buyer
Most of our Himachal buyers are in Delhi, Chandigarh or abroad. Flying in to see four properties, two of which were never suitable, is the expensive way to shortlist.
What a photograph will not tell you
Whether the approach is motorable in January. How many steps from the road. Which stretch floods. Whether the water connection is sanctioned or a spring somebody else also draws on. We check these deliberately.
Honest notes, including the bad ones
If we would not buy it, the note says so. Telling a client to walk away counts in an advisor's favour here, so nobody has an incentive to oversell a site.
One trip, several properties
We group visits by belt so a single day covers what would otherwise take three. Where you do travel, it is to see a shortlist that already survived scrutiny.
