Where we actually work.

Not a map of everywhere in North India. These are the towns where we know the tehsil, the road widths and who really owns the land next door — from the tri-city belt up into Himachal.

SAS Nagar tehsil · GMADA

The anchor market — sectors 66 to 127

Where most of our Punjab work sits. Sanctioned GMADA sectors with municipal services, so you buy into finished infrastructure rather than promises. Corner plots and independent villas hold value best; SCO frontage on the main roads is the strongest commercial asset in the tri-city.

Open land and new sector development at Mullanpur, New ChandigarhGrowth marketPunjab

New Chandigarh

Kharar tehsil · Mullanpur, GMADA

Planned from scratch, still filling in

The Mullanpur side is the one genuinely planned expansion left in the tri-city — wide sector roads, medicity and university anchors, gated townships from the larger developers. Prices have run ahead of occupancy, so buy here on a five-year view rather than for rent today.

Derabassi tehsil · Municipal council

Highway commercial and rental yield

Airport road and the Ambala highway make this the rental market of the belt — offices, showrooms and last-mile warehousing all let quickly. Residential is dense and priced accordingly. Check sanctioned use carefully here; a good share of what is sold as commercial is not.

Kharar

Kharar tehsil · GMADA and GLADA

Value end of the tri-city

The most house you can buy for the money within a half-hour of Chandigarh. Occupied societies on the Landran road with working resident associations, and plots in older approved colonies. Some colonies on this stretch are unapproved — that distinction is the whole job here.

Kurali · Municipal council

Industrial land and the Ropar corridor

A working town on the Chandigarh–Ropar highway rather than a residential destination. What moves here is industrial land, sheds and highway-facing commercial plots — bought by units priced out of Baddi and Zirakpur. Change of land use is the first thing we check.

Palampur

Palampur tehsil · HP TCP

Tea gardens and long-stay second homes

Kangra valley buyers are usually retiring here or building something to keep, not flipping. Older bungalows on real land, small sanctioned apartment projects, and tea-garden-adjacent plots. Section 118 permission decides what a non-Himachali can actually hold — we settle that first.

Hamirpur tehsil · HP TCP

The Himachal desk — education town, steady local demand

Driven by NIT Hamirpur, the coaching trade and government offices rather than by outside buyers — which makes it the one genuinely rental-led town on our Himachal list. Student housing and small commercial on the main roads let all year. Prices move slowly, in both directions.

Shimla

Shimla tehsil · HP TCP

The capital — steep, tightly built, always in demand

Demand here never really softens, which is why the discipline has to come from the buyer. Almost everything worth having is on a slope, so the questions that decide a purchase are access, retaining and water — not finish. A flat that is a two-minute walk from a motorable road is worth materially more than one four flights below it, and no photograph will tell you which you are looking at.

Kasauli

Kasauli tehsil · Cantonment Board and HP TCP

Cantonment rules, and the scarcity that follows

Small, protected and permanently short of stock. Inside the cantonment the Board controls what may be built, altered or even repaired, and that restriction is exactly why the place still looks the way people come here for. Most of what actually trades sits just outside the boundary at Garkhal, Dharampur and Jabli. Buy here for the setting and the scarcity, not for a yield.

Baddi

Nalagarh tehsil · BBN Development Authority

The industrial belt — pharma, warehousing and CLU

The Baddi–Barotiwala–Nalagarh belt is a working industrial district, not a hill town, and it is the one place on our list where nobody buys for the view. Pharma manufacturing anchors it, with last-mile warehousing filling in behind. Change of land use is the whole transaction here: land without CLU cannot be used industrially, however it is described in the listing.

Why the list stays this short

Local knowledge does not scale by adding pins to a map

Everything below takes years to learn in one town and does not transfer to the next — least of all across a state border, where the land law itself changes.

01The revenue officeWe read jamabandi and mutation records at 9 registries ourselves rather than accept a seller's photocopies. Knowing how a file actually moves is the difference between a week and a month.
02Which authority appliesGMADA, GLADA, a municipal council or HP Town and Country Planning — each has its own sanction, its own compounding route and its own idea of a legal approach road.
03Two different land lawsPunjab and Himachal are not interchangeable. Stamp duty, who may hold agricultural land, and how tenancy is recorded all differ — the same brief needs a different structure on each side.
04Street-level pricingTwo lanes apart can differ by 15%. We price from deals we watched close on that street, not a portal average across the town — and we know which stretch floods.

Pick a town

Tell us where, and what for

Most people arrive fixed on one town and buy in another once they have seen the rate difference for the same drive. Say what you need the property to do and we will tell you which of them fits — including when the answer is none of them.

  • A written comparison across two or three towns
  • Current street-level rates, not portal averages
  • Visits grouped into one trip per belt, driver included
  • Section 118 position stated up front for Himachal

The advisor who covers that town replies within a working day. Comparisons and site visits cost nothing.
