Every buyer asks what the property costs. Fewer ask what the registration costs, and that is the number that arrives in one lump on the day you sign.
What is stamp duty charged on?
On the higher of your transaction value or the collector rate — never the lower. Negotiate a plot in Sector 79 down to ₹92 lakh while the collector rate values it at ₹1.02 crore, and duty is charged on ₹1.02 crore. The saving is real. The tax relief is not.
This is the most common surprise we see. A buyer budgets duty against the price they fought for; the sub-registrar computes it against the state's floor.
Punjab
Duty carries a social security cess and a municipal levy stacked on the headline rate, so the effective figure is what matters. Registration is charged separately and is capped, which means it stops mattering on larger transactions.
A woman buyer pays less. The concession is real and is one of the few genuine levers on this cost. Where a purchase is joint, it is worth deciding whose name leads before the deed is drafted rather than after.
Himachal Pradesh
Himachal runs its own schedule and its own concession structure. One thing sits above the arithmetic: on agricultural land the Section 118 permission must be in hand before the deed can be registered at all, and that timeline runs in months. Duty is the smaller problem.
Check these before you sign
- The collector rate for that pocket, not the tehsil average. Two lanes apart can differ.
- Whether the property is charged as residential, commercial or agricultural. The categorisation moves the number more than a negotiation will.
- Who is named as buyer, and whether a concession applies.
- That the funds are cleared. The registry does not wait.
The honest summary
Budget registration as part of the landed price from the first conversation, beside price, brokerage and any society corpus. We put that whole figure in writing before a token is paid, because a buyer who meets it at the registry has already lost the room to decide.
Rates move with state budgets. Every figure here should be re-checked against the current notification — ask us and we will confirm what is being collected this week at your tehsil.
