How to check a project on RERA in ten minutes

Punjab and Himachal run separate registers, and a registration number on a hoarding means less than most buyers assume. What to look up, what the quarterly filings reveal, and what a missing number tells you.

A developer prints a RERA number on the hoarding and most buyers stop there. The number is the beginning of the check, not the end of it.

The registers are separate

Punjab and Himachal Pradesh maintain their own authorities and their own registers. A project in Zirakpur sits on the Punjab register; one in Solan sits on the Himachal register. There is no single national lookup, and a number quoted without the state attached is worth nothing.

What to look up

Search by the registration number, then search again by the promoter's name. The second search is the one that matters — it shows every other project the same promoter has registered, including the late ones.

Then read:

  • The registered completion date, against what the sales office is telling you. They differ more often than they agree.
  • The quarterly progress filings. A promoter must file them. Gaps, or filings repeating last quarter's percentages, tell you what a site visit would.
  • The sanctioned plan and approved layout, against what is being sold to you. A tower that is not on the sanctioned plan is not a delay risk; it is a different risk.
  • Complaints and orders against the promoter. These are public.

What a missing number means

An unregistered project above the threshold has chosen not to be accountable to the register, and a buyer in it has no forum when the date slips. Genuinely small projects fall below the threshold — that is a real exemption, and it should be a conversation rather than an assumption.

The question worth asking at the sales office

"What is your registered completion date, and what did the last quarterly filing say?"

The answer, and how quickly it comes, tells you a great deal. A promoter with a clean register answers immediately.

What we do with it

We read the register before a project reaches a shortlist, and we state the approval position on every project page — RERA registration, CLU, completion or occupancy certificate. If we cannot state it, the project does not go on the board.
