New Chandigarh is the only genuinely planned expansion left in the tri-city, and it is also the place where the gap between the masterplan and the ground is widest. We walked it in May to see what had actually changed since last year.
What is real
The medicity belt has services, occupancy and functioning roads. A flat here lets today — the only pocket in New Chandigarh where that is true.
The earlier Eco City phases are laid, kerbed and registrable. Later phases in the same project are not, and the phase number matters far more than the price per square yard.
What is still a drawing
The university side has sanctioned layouts and very little else. It is not a bad buy — it is the cheapest entry into an approved layout anywhere in the tri-city — but it is a five-year hold with no rental income in the interim.
The thing to check
A licence to develop is not a sanctioned layout. We have seen both presented as "GMADA approved" in the same brochure. Ask which one you are looking at, and ask for the RERA-declared possession date in writing — timelines here have slipped repeatedly.
