We are asked this weekly, and the answer that gets repeated — plots appreciate, flats are for living — is true and nearly useless. Here is what actually separates them.
What you can borrow
A flat borrows better. Lenders fund a larger share of an apartment in a sanctioned, RERA-registered project than they will of bare land, and the loan is easier to arrange. Land funding exists, but the terms are tighter and the tenure is usually shorter.
If the purchase depends on a loan, this decides it before anything else does.
What it costs monthly
A flat carries maintenance, a sinking fund and often a corpus at the start. A plot carries almost nothing — and that is not entirely good news. An unattended plot in a developing sector attracts encroachment, dumping and boundary disputes. Budget for a boundary wall and somebody to look at it.
How quickly you can sell
A flat sells faster. The buyer pool for a two-bedroom in a completed society is many times the pool for a 250 sq yd plot, and the price is easier to establish because the comparables are genuinely comparable. Two plots on one street can differ by 15% for reasons that take a paragraph to explain.
Plots reward patience. If your horizon is under three years, that matters.
The paperwork
For a plot the questions are sanction and title: is the layout approved, is the plot registrable, does the jamabandi read clean, is there a change-of-land-use issue. For a flat the questions are the project: RERA status, sanctioned plan, occupancy certificate, and the society's own accounts.
Neither is simpler. They are different files.
Where the tri-city sits
Sanctioned plots inside developed sectors carry a premium that reflects certainty rather than land. Peripheral plots are cheaper for a reason, and the reason is usually sanction, approach or both. Flats in completed societies with an occupancy certificate move; flats still under construction move at whatever discount the completion risk demands.
How to decide
- Are you borrowing? If substantially — lean flat.
- When will you sell? Under three years — lean flat.
- Will you be here to watch it? If not, a plot needs somebody who will be.
That is the framework. Everything after it is the specific file, and specific files are what we read.
