We read the records ourselves
Across the tehsils we work in — SAS Nagar, Derabassi, Kharar, Kurali, Shimla, Kasauli, Palampur, Hamirpur and Nalagarh — we read the jamabandi and mutation entries first-hand rather than accept a seller's photocopies. Knowing how a file actually moves in each office is the difference between a week and a month.
Registration is not the finish line
A signed and registered deed does not put your name in the revenue record. Mutation does, and it is where most self-managed purchases stall. We file it and follow it until the entry appears.
Duty calculated before you commit
Stamp duty differs between Punjab and Himachal, and the collector rate sets a floor under the declared consideration. We give you the landed cost in writing rather than a price plus surprises.
The two states are not interchangeable
Different duty, different rules on who may hold agricultural land, different tenancy recording. The same transaction needs a different structure on each side of the border, and getting that wrong is expensive to undo.
